Most home construction companies in Chennai won’t show you their prices
We publish ours — because clarity before commitment is the only fair way to build.
Our Two-Stage Pricing Model is part of ECG™ Pillar 1 (Design, Cost & Decision Governance). Stage 1 establishes your build quality and indicative cost. Stage 2 locks your final cost — item by item, in writing — before a single worker steps onto your site.
1 JOHO Build Packages – Specification based.
Choose your build quality. Establish your budget. Before any cost is finalised.
Both packages include JOHO’s ECG™ governance framework: independent quality inspections, BOQ-based final costing, stage-wise project management, and all written warranties. The difference is material specification and finish grade — not the system protecting your home.
In the first stage, homeowners select a base construction package defined by clear material and execution specifications. This stage helps establish quality expectations and provides an indicative cost range for confident planning.
What Stage 1 Includes:
- Two clearly defined construction packages :
JOHO Comfort : Starts from Rs.2,259 /Sft
JOHO Signature : Starts from Rs.2,529/Sft - Detailed specifications for structure, finishes, electrical, and plumbing
- Indicative cost per square foot based on the selected package
- Early budget clarity for financial planning and loan discussions
- Align expectations on quality and scope
- Avoid unrealistic low-price comparisons
- Enable informed decision-making before detailed costing
Stage 1 is meant for specification and budget orientation only and does not represent the final construction cost.

2 Final Cost – BOQ Based
Your exact cost, locked in writing. Not one rupee changes unless you ask for it.
Once the base package is selected and architectural, structural, and service drawings are finalised, the project moves to BOQ-based costing.
At this stage, the final construction cost is derived through a detailed Bill of Quantities, where every item is measured, specified, and priced individually.
This is the ECG™ commitment on cost:
• Every item is measured, specified, and priced individually in the BOQ.
• The final number is locked before execution begins.
• Cost changes only if you change the scope or upgrade a material — and only with your written approval.
• There are no surprises at handover because there are no verbal commitments at the start
What Stage 2 Guarantees:
- Item-wise measurement and pricing
- Complete transparency with no hidden costs
- Final construction cost locked before execution
- Cost changes only if the client chooses to modify scope or specifications
You pay only for what is clearly defined, measured, and approved.
Homeowners are not restricted to a single package.
If you choose a base construction package but wish to upgrade or modify specific materials, finishes, or components from another package, the same can be fully customised during the BOQ stage.
How Customisation Works:
- Base package defines the starting specification
- Selected upgrades or changes are reflected item-wise in the BOQ
- Cost impact of each change is shown clearly and transparently
- No forced package upgrades or bundled pricing
Choose a base package for clarity. Customise through BOQ for precision.
Our Commitment
Keep the spirit. Add ECG™ linkage: “This pricing model is not a policy — it is ECG™ Pillar 1 in action. Every homeowner we work with has their cost locked before the first slab is poured. That’s not a promise. That’s the system.”
