Yes. We assist with:

Approval charges are separate from construction cost, but the process support is fully guided by our team.

5. How many revisions are allowed during design finalization?
We typically allow:
- 2 major design revisions
- 2 minor refinements

Unlimited revisions delay projects — so we balance flexibility with efficiency.
6. Do you conduct soil testing for every project?
Yes, soil testing is mandatory for us.
It determines:

Skipping soil test may reduce cost initially but increases structural risk.

7. How long will my house construction take?
Approximate timeline: 8 months to 15 months for construction alone which may vary depending upon the size, no of floors, site conditions etc. Delays occurred due to heavy monsoon, holidays etc captured in our timeline.
We provide a timeline schedule covering the curing days in advance.
8. How do I manage unexpected delays in construction?
At JOHO Life Spaces, we don’t “manage” delays after they happen — we prevent them through planning.
We ensure:

9.How do you prevent cost escalation during construction?
Cost escalation is the most common fear we hear from homeowners — and for good reason. It is the most common outcome in informal construction.
Under ECG™ Pillar 1, cost escalation is governed out of the process:
- All materials and specifications are locked in the BOQ before work begins.
- The final construction cost is agreed in writing before the first slab is poured.
- Any cost change requires written approval from you — no verbal modifications accepted
- Our stage-wise payment schedule ties payments to verified milestones, not calendar dates.

10.How do you ensure quality control on-site?
Quality control at JOHO is not person-dependent. It is system-governed.
Under ECG™ Pillar 2, every project runs through a 4-level quality assurance framework:
- Level 1 — Site Engineer: Daily on-site monitoring of execution quality and
specification compliance. - Level 2 — Project Manager: Stage-wise review and approval before the next phase begins.
- Level 3 — Third-Party Quality Inspector: Independent audit at key structural stages — not affiliated with JOHO, not influenced by JOHO.
- Level 4 — Structural Engineer: Site visits at every critical milestone to verify design compliance
The third-party inspection is the key differentiator. When your quality is verified by someone who has no financial interest in saying it is good — that is the only true quality assurance.
11. Can I monitor construction progress?
Yes. We will provide it through R’dash app & separate whatsapp group for each project:
- Stage-wise updates
- Site visit access
- Photo/video updates
- Transparent communication
Your involvement is welcome at every stage.
12.Do you undertake renovation projects?
Yes. We handle:
- Structural renovation
- Floor addition (subject to structural feasibility)

14. Do you make modifications if I request them during construction?
Yes, modifications are possible — but structured.

15. What kind of post-construction support does JOHO Life Spaces provide?

- 3 Year Waterproofing Warranty: Any waterproofing failure within 3 years is our responsibility.
- 5 Year Anti-Termite Warranty: Treated and covered.
- 15 Year Structural Warranty: Every structural element — foundation, columns, beams, slabs — is warranted for 15 years.
All warranties are documented in writing at handover. You don’t have to remember what was promised. It is in your file.
16. What is ECG™ and is it offered by other builders?
ECG™ stands for End-to-End Construction Guarantee. 17. How is JOHO’s third-party inspection different from a builder just saying ‘we do quality checks’?
Most builders who say ‘we do quality checks’ mean that their own engineer checked their own team’s work. That is self-certification. Our third-party inspector is independent — their report goes directly to you. They have no incentive to pass work that does not meet specification. That independence is what makes the verification credible.
