Choose your build quality before finalising the cost.
In the first stage, homeowners select a base construction package defined by clear material and execution specifications. This stage helps establish quality expectations and provides an indicative cost range for confident planning.
What Stage 1 Includes:

JOHO Signature : Starts from Rs.2,376/Sft - Detailed specifications for structure, finishes, electrical, and plumbing
- Indicative cost per square foot based on the selected package

- Avoid unrealistic low-price comparisons
- Enable informed decision-making before detailed costing
Stage 1 is meant for specification and budget orientation only and does not represent the final construction cost.

2 Final Cost – BOQ Based
Once the base package is selected and architectural, structural, and service drawings are finalised, the project moves to BOQ-based costing.
At this stage, the final construction cost is derived through a detailed Bill of Quantities, where every item is measured, specified, and priced individually.
What Stage 2 Guarantees:
- Item-wise measurement and pricing
- Complete transparency with no hidden costs
- Final construction cost locked before execution
- Cost changes only if the client chooses to modify scope or specifications
You pay only for what is clearly defined, measured, and approved.
Homeowners are not restricted to a single package.
If you choose a base construction package but wish to upgrade or modify specific materials, finishes, or components from another package, the same can be fully customised during the BOQ stage.
How Customisation Works:

- Selected upgrades or changes are reflected item-wise in the BOQ
- Cost impact of each change is shown clearly and transparently
